Introduce Housing in a Vibrant Location

Conveniently located near Broadview Subway Station, Danforth Avenue, and the Don River Trail, this proposed development aims to bring new housing options to one of Toronto’s most vibrant and walkable neighbourhoods in the east-end.

Improve the Public Realm

A new Privately Owned Public Space (POPS) fronting onto Broadview Avenue will complement and enhance the ground floor grocery store activity by creating an open space for the public to enjoy. As well, a new signalized intersection will provide a safe and additional mid-block pedestrian crossing between Danforth Avenue and the existing pedestrian crossing at Wolfrey Avenue.

Phased Development

The development will be phased allowing the grocery store to remain open long-term while the first phase is being constructed.

What is currently on the site?

The site is made up of an existing grocery store (George’s No Frills) and associated surface parking.

What will happen to the grocery store on the existing site?

There are no immediate changes on the site, and the grocery store will remain in operation for some time. We don’t anticipate any changes taking place on the site for several years (10-15+ years).

The grocery store will remain open throughout the planning process and during the construction of Phase 1 (Building A). It will then be temporarily closed until it is reintroduced following the construction of Phase 2 (Building B).

Why are you re-submitting planning applications?

The initial planning applications were submitted in 2021. Following submission, the initial application received feedback from City Staff and other key stakeholders. The re-submission addresses key feedback regarding the public realm; in addition to responding to the evolving planning and policy context since 2021.

What are the key differences between this new re-submission (2025) and the initial submission (2021)?

The following key revisions are made in this re-submission:

  • Additional Housing: understanding provincial and municipal policies that encourage growth in proximity to higher order transit, the re-submission proposes an additional tower on the site to accommodate more residential rental units. The original submission proposed a 35-storey building with 503 units, while the new re-submission proposes a 39- and 42-storey building with 857 units.
  • Phased Development: With an additional building and a new site layout, the development will be constructed in phases. This approach will allow the grocery store to remain open while Phase 1 (Building A) is being constructed.
  • Public Realm: The original submission proposed an onsite parkland and POPS leading to a new connection to the Don Valley Ravine system. The new re-submission will not include a connection to the ravine and instead have offsite parkland dedication in response to the City’s and TRCA’s comments. The POPS fronting onto Broadview Avenue was desirable in the original application and will be retained in the re-submission.
  • Parking: The original submission proposed 220 car parking spots. Understanding the site’s proximity to public transit and evolving policies on parking minimums, the new re-submission proposes 48 car parking spots., where 31 parking spots will be for short-term non-residential uses (i.e. parking for the grocery storetemporary grocery store parking) and 17 indoor parking spaces are for residential parking.

    In terms of bicycle parking, the original submission proposed 524 bike spaces, and the new re-submission proposed 970 bike parking spaces. The increase in bicycle parking spaces will support active transit options.
How will the proposal address parking and traffic concerns?
  • This site is transit-accessible and is less than a 5-minute walk to Broadview TTC Station.
  • The proposal will replace surface parking with indoor parking. There will be internal pick-up/drop-off spaces for each building, as well a new signalized intersection will facilitate movement in and out of the site safely.
  • There will be 31 ‘short-term’ indoor parking spaces that are provided for the grocery store, and 17 indoor parking spaces for residential parking.
  • The proposal will also provide bicycle parking, for a total of 347 “long-term” and 77 “short-term” spaces for residential use, as well as 10 public bicycle parking spaces.
What is the timing for this project?

The application was resubmitted in October 2025. This resubmission is subject to review prior to advancing to City Council for a decision on the application. Following that decision additional planning approvals are required before construction can take place.
